The Senior Project Manager will oversee and manage our construction management division, which includes industrial construction projects from inception to completion, remodels of existing buildings as well as a variety of interior and exterior tenant improvements projects.
ESSENTIAL DUTIES AND RESPONSIBILITIES
· Preparation of project budgets and schedules.
· Select, contract and manage design team (Architect, Structural, MEP’s).
· Design/Build capabilities for MEP, Fire and Life Safety.
· Manage competitive bid process for General Contractor, to include plan distribution, bid sheets and bid instructions. Prepare reconciliation spreadsheet of bids received.
· Review contractor’s bid qualifications and exclusions.
· Select, contract and manage Contractors.
· Obtain insurance certificates from consultants and contractors.
· Obtain all permits and permitted plans for ownerships records.
· Review and approve Contractor pay applications and obtain lien releases for preliminary notices received and payments.
· Review change order request for supporting back up and accuracy prior to approval.
· Visit job site regularly for project meetings and progress reports.
· Review contractor’s weekly meeting minutes to include accurate project details and status.
· Oversee that all RFI’s and submittals are being processed timely and accurately by project team.
· Monitor project cost and schedule during project and report variances to management.
· Obtain all project close out, including as-builts, permits, manuals and warranties.
· Maintain electronic and paper files for all project documents.
· Oversee and manage other construction management personal; which may include Construction Managers and/or Assistant Construction Managers.
· Work in conjunction with Property Management and Asset Management divisions on new acquisitions and facility management repair/replacement matters.
· Must be able to travel to project worksites located in Southern California (Los Angeles, Orange County, San Diego and other neighboring cities) during the day. Travel will be dependent on projects.
· Other duties and responsibilities as assigned.
· Must have experience with industrial development, which includes 50,000sf to 300,000sf, concrete tilt-up buildings, preferably emphasizing in logistics/trucking.
· Understanding of truck turning radius, site coverage, building heights, high pile storage, and fire suppression systems.
· Ability to communicate in a positive and professional manner.
· Ability to read plans and specifications.
· Attention to detail, ability to multi-task, prioritize and problem solve.
· Track and reconcile project accounting.
· Knowledge of building code and regulatory permitting process.
